Duran's Painting Corp.
When a paint job peels, blisters or flakes within a couple of years, the paint is rarely the culprit. Preparation is. It is also the part of the job that is invisible in the final photograph and the easiest thing for a quote to quietly skip.
Cleaning comes first
Paint does not stick to dirt, grease, mould, chalk or dust. Kitchens carry grease; bathrooms carry soap scum; exterior walls in Florida carry mould and chalky oxidation. All of it has to come off — usually with a wash, and outside, with a pressure wash followed by time to dry.
Then the surface itself
Once it is clean, the surface has to be sound:
- Scrape anything loose, flaking or blistered back to material that is actually attached.
- Sand glossy areas and feathered edges so the repair does not show as a ridge.
- Fill cracks, holes and nail pops, then sand them flush.
- Caulk the joints where trim meets wall and where two materials meet. This is what stops the hairline cracks that appear a month later.
- Let it dry. Primer and paint applied over damp filler or damp masonry fail from underneath.
Primer is not optional
Primer does three jobs: it seals a porous surface so the topcoat does not soak in unevenly, it blocks stains so they do not bleed through, and it gives the finish something to grip. Bare drywall, bare wood, previously unpainted surfaces, and any big change in colour all need it.
Protect the rest of the house
Preparation is not only about the wall. Floors get covered, furniture gets moved and covered, light fittings and hardware come off or get masked. It takes time, and it is the difference between a job and a mess.
Why this is the part to ask about
When you compare estimates, compare what happens before the paint. Two quotes can look identical on paper and be completely different jobs. Ask what preparation is included — washing, scraping, sanding, filling, caulking and priming — and whether the surfaces will be checked before the finish goes on. A crew that is happy to explain that is a crew that intends to do it.
